Design Review Ordinance

Effective July 1, 2024, building permits are no longer required for replacing water heaters, water softeners and furnaces/air conditioners. 

Prior to applying for a Building Permit in the Town of Sun Prairie you will need to obtain a zoning/land use permit issued by General Engineering Company.  This form is available on our website.  Please contact the Town of Sun Prairie at 608-837-6688 with any questions.

New structures, additions, accessory buildings, garages, pole sheds etc. need a zoning permit/land use permit. This includes decks and porches. Basically anything which extends the footprint of a structure needs a zoning/land use permit.  This form is available on our website.  Please contact the Town of Sun Prairie at 608-837-6688 with any questions.

New agricultural structures on a farm need to have a site permit, electrical, heating and plumbing permit if applicable.  A farm is defined as 35 acres or more. New houses, additions and garages on a farm would require a zoning permit/land use permit along with a building permit.  This form is available on our website.  Please contact the Town of Sun Prairie at 608-837-6688 with any questions.

Fences require a Building Permit, a site plan, showing the house, well & septic.  Also, need to know information on the fence.

Pools require a Land Use permit and a Jurisdiction Review Form.  Also, all pools require either a fence or a cover that can hold 400 pounds.

Information Needed for New Residential Construction

  • Copy of Approved Driveway Access Permit
  • Plot Plan, drawn to scale, showing the lot lines, dimensions and location of all existing and proposed buildings, septic, well, etc. (2 copies)
  • 2 Sets of House Plans showing elevations, foundation, floor plan, cross section
  • Approved Land Use Application & Jurisdiction Review Form
  • Building Permit Application, including plumbing, electrical, and HVAC permits
  • Copy of Sanitary Permit
  • Copy of Erosion Control Plan
  • Heat Loss Worksheet
  • $2,000.00 fee for every new lot created, payable to the Town of Sun Prairie

Information Needed for Additions, Garages, and Sheds

  • Copy of Zoning/Land Use Permit issued by General Engineering Company
  • Copy of Driveway Access Permit (if required)
  • 2 Sets of plans (floor plan, cross section)
  • Plot Plan, drawn to scale, showing the lot lines, dimensions and location of all existing and proposed buildings, septic, well, etc. (2 copies)
  • Building Permit Application, including plumbing, electrical, and HVAC permits

Getting Inspections

All inspections are handled through General Engineering Company.  To schedule a inspection, please email: jtrebian@generalengineering.net

Information needed: Permit number, address, contractor’s name, type of inspection.

Required Inspections

Building Plumbing

  • footings (before pouring) underfloor plumbing
  • foundation (before backfill) rough plumbing
  • drain tile and subfloor (all plumbing shall be tested)
  • rough frame
  • permanent pool structure

Electrical Heating/Air

  • temporary service (if applicable) rough ductwork
  • service panel
  • rough electrical
  • permanent pool structure

Final Inspection

  • All disciplines shall be inspected. Furnace and water shall be functioning. Ground must be rough graded
